PCA conducted a Property Condition Assessment of Ridgeview Apartments at 7850 SW Hall Boulevard in Beaverton, Oregon. The property comprises 37 units across two two-story buildings totaling approximately 29,637 square feet on a 1.44-acre site, with original construction dating to 1970. The engagement addressed the major building systems, envelope, and unit interiors relevant to the client’s review of the asset.
PCA performed architectural, roofing, structural-seismic, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, together with a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data, while the structural-seismic review informed structural risk evaluation for a building of this vintage. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, and the consolidated findings provided a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s principal systems.
