PCA conducted a limited deferred maintenance and capital budgeting assessment of Ruby’s Diner at 1 Oceanside Pier in Oceanside, California. The property comprises two structures totaling approximately 4,870 square feet, rising two stories, and was originally constructed in 1991. The engagement was scoped to the client’s near-term capital planning needs for the restaurant property.

PCA’s team observed and documented conditions across the building components within the limited scope and developed cost projections for anticipated repair and replacement work. The assessment quantified deferred maintenance items and supported capital budgeting for the property’s principal systems. The findings gave the client a basis for prioritizing repair work and sizing reserves over the planning horizon.
