PCA conducted a Property Condition Assessment of the Seven Hills Inn at 40 Plunkett Street in Lenox, Massachusetts. The hospitality property comprises four buildings of two and three stories situated on 25.43 acres, with original construction dating to before 1885 and subsequent expansions in 1911, 1915, 1960, and 1968. PCA’s scope addressed the major building systems and components across the multi-building campus.
The engagement included architectural, structural, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations performed under ASTM E2018 protocols. Given the range of construction eras represented across the four buildings, PCA documented observed conditions and quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. The consolidated findings supported the client’s decision-making process by providing a defensible basis for prioritizing near-term repairs and sizing reserves across the property’s principal systems.
