PCA performed a Property Condition Assessment of the Shops at Orange, a multi-tenant retail center located at 1801 South Orange Avenue in Orlando, Florida. The property comprises four single-story buildings totaling approximately 12,412 square feet on a 1.06-acre site, with 43 surface parking spaces serving eight tenants. The center was completed in 2018.

The engagement included architectural and mechanical/electrical/plumbing/limited fire- and life-safety evaluations conducted under ASTM E2018 protocols. PCA’s team observed and documented existing conditions across the building envelopes and major systems, quantifying deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning. The consolidated findings provided the client with a defensible basis for prioritizing near-term repairs and sizing capital reserves across the four buildings.
