About This Project

PCA conducted a Property Condition Assessment of Stanford Ranch Village, a retail center located at 2305-2351 Sunset Boulevard in Rocklin, California. The property comprises five in-line buildings and one pad building totaling approximately 90,596 square feet on 9.134 acres, with 434 surface parking spaces. The single-story improvements were constructed between 1991 and 1997.

The engagement included architectural, structural-seismic, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols. PCA performed a 100% interior walk-through of every tenant space and inventoried the electrical panels and HVAC units serving each tenant, producing a unit-level record of equipment serving the center. The team also completed a 100% inventory of ADA compliance for tenant restrooms, documenting accessibility status to inform tenant-improvement and remediation planning. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, and the consolidated findings gave the client a defensible basis for prioritizing near-term repairs across the center’s buildings and systems.
