PCA conducted a Property Condition Assessment of Stone Creek at Medicine Lake, located at 1020 West Medicine Lake Drive in Plymouth, Minnesota. The 132-unit multifamily property was completed in 2004 and consists of a single three-story building totaling approximately 149,424 square feet on 14.35 acres. The building includes two elevators.

The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations under ASTM E2018 protocols, along with a 100% interior walk of all units. The unit-by-unit walk yielded unit-level deferred-maintenance and condition data, while the building-systems assessments quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning. PCA’s consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s principal systems.
