PCA conducted due-diligence assessments of The Flats at Ridgeview, a 252-unit multifamily property at 2050 Wisconsin Avenue in Las Cruces, New Mexico. Completed in 2018, the property comprises 12 two-story buildings totaling approximately 230,592 square feet on a 12.877-acre site. PCA’s scope addressed building systems, envelope components, and environmental conditions across the property.
The engagement included architectural, structural, roofing, and mechanical/electrical/plumbing/limited fire- and life-safety assessments under ASTM E2018 protocols, alongside a Phase I Environmental Site Assessment under ASTM E1527. PCA quantified deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning, and screened for recognized environmental conditions to inform the client’s environmental risk position. The consolidated findings provided the client a defensible basis for prioritizing near-term repairs and sizing reserves across the 12-building portfolio.
