PCA conducted a Property Condition Assessment of The Islands of Islamorada at 82779 Old Highway in Islamorada, Florida. The hospitality property comprises 31 buildings on a 4.68-acre site, including eight guestrooms and 22 residential buildings ranging from three to four stories, with the residential component totaling approximately 89,474 square feet. The buildings were constructed between 2020 and 2021.

The engagement included architectural, structural, and mechanical/electrical/plumbing/limited fire- and life-safety evaluations, along with a vertical transportation assessment and a limited dock and sea wall assessment. PCA documented observed conditions across the buildings and produced a reserve estimate for elevator replacement timing, while the dock and sea wall review supported evaluation of the waterfront improvements specific to this site. The consolidated findings gave the client a defensible basis for prioritizing immediate repairs and sizing reserves across the property’s principal systems and site components.
