PCA conducted a Property Condition Assessment of The Lodge at Mount Snow at 393 VT-100 in West Dover, Vermont. The hospitality property comprises two buildings on 1.2 acres, with 47 guestrooms across four stories. The lodge structure dates to 1962 and the restaurant building to 1967.
The engagement included architectural and mechanical/electrical/plumbing/limited fire- and life-safety assessments under ASTM E2018 protocols. PCA’s team observed and documented conditions across the building envelope, interiors, and major systems, quantifying deferred maintenance and remaining-useful-life projections to support the client’s reserve and capital planning. The consolidated findings provided the client with a basis for prioritizing near-term repairs and evaluating the long-term capital needs of both buildings.
