About This Project

PCA conducted a Property Condition Assessment of University Mall, located at 155 Dorset Street in South Burlington, Vermont. The regional mall comprises five buildings of one and two stories totaling approximately 613,915 square feet, with 79 retail units, four elevators, and 3,149 surface parking spaces. The original construction dates to 1973, with subsequent expansions in 1976, 1988, 1991, 1997, 1998, 2005, and 2006.

The engagement included architectural, structural-seismic, roofing, and mechanical/electrical/plumbing/limited fire-and-life-safety evaluations under ASTM E2018 protocols. PCA documented observed conditions across the multiple building components dating from the original construction through the later expansion phases. The roofing assessment established repair-versus-replacement timing for near-term capital planning, and the structural-seismic review informed site and structural risk evaluation. PCA quantified deferred maintenance and remaining-useful-life projections for the client’s reserve and capital planning, providing a defensible basis for prioritizing immediate repairs across the property’s principal systems.
