PCA performed a limited deferred maintenance and capital budgeting assessment of the San Jose Convention and Cultural Portfolio, a five-building grouping of theater and convention center properties located across several addresses in San Jose, California. The portfolio totals approximately 732,323 square feet, with structures ranging from one to six stories and original construction dates spanning 1926 (renovated 2005), 1934, 1970, 1972, and 1985. The properties include 11 elevators and six escalators.

PCA’s team observed and documented existing conditions across the portfolio’s principal building systems and components. The engagement produced quantified deferred maintenance findings and capital budget projections sized to the age, scale, and configuration of each property. The consolidated output gave the client a portfolio-level basis for prioritizing near-term repairs and structuring multi-year capital planning across the five assets.

200 South Euclid

PCA conducted due-diligence services at 200 South Euclid Avenue in Ontario, California, a mixed-use property originally built in 1914. The site comprises five buildings totaling approximately 21,351 square feet across three stories on a 0.20-acre parcel, with one elevator serving the property. PCA’s scope addressed building systems, structural conditions, vertical transportation, and environmental screening.

The engagement included a mechanical, electrical, plumbing, and limited fire- and life-safety assessment; a structural assessment; a vertical transportation assessment of the single elevator; and a Phase I Environmental Site Assessment performed under ASTM E1527 protocols. The vertical transportation work produced a reserve estimate for elevator replacement timing, while the Phase I screened for recognized environmental conditions to inform the client’s environmental risk position. Given the property’s 1914 vintage, the structural and MEP evaluations documented existing conditions and identified repair priorities for near-term capital planning. The consolidated findings supported the client’s decision-making process for the property.

219-223 North Coast Highway

PCA performed a Limited Deferred Maintenance and Capital Budgeting Assessment of 219, 221, and 223 North Coast Highway in Oceanside, California. The property consists of a single-story retail and commercial storefront building totaling approximately 3,750 square feet, originally constructed in 1938. The engagement was scoped to the client’s deferred maintenance and capital budgeting objectives rather than a full ASTM E2018 protocol.

PCA’s team observed and documented the condition of the building’s primary components and quantified deferred maintenance items and projected capital expenditures over the analysis period. The findings supported the municipal client’s near-term repair prioritization and longer-term capital planning for the property.

PCA performed a property condition assessment for the City of Garden Grove, located in Garden Grove, California. The engagement addressed municipal building conditions to support the client’s facility planning needs.

PCA’s team conducted an architectural assessment along with a limited disabled-access assessment.
